ENTITLEMENT SUCCESSES

Not every project—no matter what the potential upside—immediately comes to fruition. Yet the roadmap to getting to each point in the approvals process requires expertise and a certain finesse. The legal process of obtaining government approvals and rights to develop or redevelop a property for a specific use, involving securing permits, zoning changes, and other necessary approvals from local authorities is complex, time-consuming and meticulous. And its’ successful achievement indicative of a great partner and resource, even if the physical structure is not yet built.


 
 

RIVERHEAD

To add to the revitalization of the downtown of Riverhead—the centerpiece of the East End—OFD is planning a mixed use building that will combine retail stores on the street level with five floors of apartments ranging from studios to 2-bedrooms. The rooftop will be designed as an amenities center looking over the Peconic River. This is clearly a mid to upper-level environment designed to bring in professionals, new families and mature individuals who will all contribute to the vibrant new Riverhead enviroment.

 

 
 

DREXEL RESIDENCES, Westbury

Another example of OrnDev's commitment to revitalizing downtowns is the Drexel Residences project in the Village of Westbury.  Here, OrnDev designed a middle-market rental apartment building that will enhance the downtown area and the efforts of the Village to provide additional housing opportunities that support local businesses and the community as a whole.  Drexel Residences is approved and underway by the developer to whom OrnDev sold. This type of downtown revitalization is a prime focus of Ornstein Development.
